      The article presents an overview on the different types of control and incentives that both the U.S. and Great Britain used and applied in their urban and regional planning. Both countries has developed an effective physical planning to maximize their goal for economic development. Government leaders of both countries illustrate the effect of socio-economic trends towards the development of their physical planning policies. The development of a parallel physical planning system would help both countries obtain regional goals.
