- Abstract: The individual pandemic and its consequences on individual mobility had repercussions on the current Italian real estate market dynamics. The housing needs of Italian people changed for the required type of property and geolocation. This status quo emerges from different studies on the topic published in the last year. The long periods of extensive quarantine and the restrictions on individual freedoms (imposed on a regional and local basis, according to the evolution of the "geography" of the infections) strongly influenced consumers' house choices by redirecting their needs towards formulas capable of guaranteeing the new needs related to the smart working. The repeated lockdowns and the need to stay at home also highlighted the need for housing with a garden or available terrace. This contribution aims to provide an overall picture of the real estate market, highly transformed due to the pandemic. Also, the changes in the Italian real estate by comparing urban and extra-urban locations and analyzing transactions in the regional contexts (e.g., the newfound attractiveness towards the southern provinces) are investigated. Although territorial rebalancing effects could be provided, this new phenomenon needs to be verified. Therefore, some reflections on a post-pandemic, sustainable urbanization are finally required. - Abstract: La pandemia e le conseguenti restrizioni della mobilità individuale hanno impattato, tra gli altri e in maniera forse più incisiva, sulle recenti dinamiche del mercato immobiliare italiano. I bisogni abitativi degli italiani sono mutati, non solo dal punto di vista della scelta della tipologia di immobile, ma anche in termini di geolocalizzazione. Tale status quo emerge da numerosi studi di settore pubblicati nell'ultimo anno. I lunghi periodi di quarantena e le restrizioni più o meno ampie alle libertà individuali imposte su base regionale e locale secondo l'evolversi della "geografia" dei contagi hanno fortemente influito sulle scelte dei consumatori, reindirizzando i loro bisogni abitativi verso formule in grado di garantire le nuove necessità legate al lavoro agile e, più in generale, allo smart working. I lockdown ripetuti e il dover rimanere in casa per lunghi periodi hanno fatto emergere, inoltre, il bisogno di vivere tipologie abitative con giardino o almeno con la disponibilità di un terrazzo abitabile. Scopo del contributo è restituire un quadro complessivo delle variazioni intervenute nel periodo influenzato dalla pandemia in un mercato che appare fortemente trasformato, sia in un confronto tra localizzazioni urbane ed extraurbane, sia nelle transazioni nei diversi contesti regionali, alla luce di alcuni report specializzati che evidenziano una ritrovata attrattività verso le province meridionali del nostro Paese. L'innesco di un positivo riequilibrio territoriale necessita comunque una verifica non esente da riflessioni circa una nuova modalità di urbanizzazione quale concezione sostenibile dello spazio vissuto anche a conclusione della pandemia.
